Enjoy Your Stay at Fern Villa Guest House, Ballachulish near Glencoe
David and Catherine would like to welcome you to Fern Villa Guest House. With 5 ensuite rooms we offer comfy beds and tasty breakfasts.
We are situated in the centre of Ballachulish close to Glen Coe, 15 miles from Fort William and 33 miles from Oban.
We offer a range of cooked breakfasts including a traditional Scottish breakfast, 3 fish dishes and 4 vegetarian/vegan dishes.
Breakfast is made to order and is served between 7.30am and 8.45am in our Breakfast Room. Guests find that they don’t usually need lunch once they have had one of David’s breakfasts!

The Silver Birch Room
Bedroom 2 is upstairs at the front of the house with the benefit of a bath to enjoy a soak after your days adventures.
Can be arranged as either 2 single beds OR as a superking. Select your preference when booking.

Bedroom 4 is our small upstairs twin room, with 2 single beds, at the rear of the house with views over gardens. and to the hillside. Occasionally deer can be seen grazing.
Fans of Escape to the Chateau will recognise Angel’s Potagerie wallpaper and curtains.

Pre-Prepared
Slow Cooked Hamlyns Oatmeal Porridge made with full fat milk.
Our own recipe Bircher Muesli – maybe better known as overnight soaked oats. A mix of 10 dry ingredients stirred through yoghurt and apple juice on a bed of fruit.
Please let us know if you’d prefer either made with non dairy.

Please advise at the time of booking if you would like a Vegetarian or Vegan Breakfast, this allows us time to shop further afield as not all items can be bought in our local CoOp.
All breakfasts are accompanied by a pot of Taylors Yorkshire Tea, Inverness Coffee Roasting Co cafetiere of coffee or a hot chocolate, toast, butter, jam and marmalade.
Occasionally we may have to substitute some items from our menu due to availability.

Loch Fyne Kippers* are bought from our fishmonger in either Oban or Fort Wiliam. We buy these by the stone and we then freeze them individually.
The smoked salmon comes from Wester Ross Fisheries and is smoked by Letterfinlay.
The smoked haddock comes from our fishmonger in either Fort William or Oban.

Other items like bread, fruit, cereals and vegan items are bought from supermarkets.
* Kippers are whole herring, split in the middle and opened out, salted and cold smoked on the bone.

Letterfinlay mentioned several times above is a family business based in Fort William. They deliver to us twice a week which helps us reduce our carbon footprint and the need to freeze items.

You can check from 4pm. Can we please respectfully ask you not to arrive before this time (unless it’s been previously agreed) as we are generally busy throughout the day with getting the house ready or getting supplies so you will not be able to gain access.
Please check out by 10.30am.
We will be happy to hang up your wet gear in our utility room. We have a dehumidifier which gets most items dry by the morning. We also have a heated boot drying rack.
Unfortunately we don’t accept pets. Although service animals are welcome along with their well behaved owners.
There is a local bus service which runs between Fort William and Kinlochleven. Plus an infrequent bus service that runs to Oban. We are on the City Link route that runs from Glasgow to Skye. Also the electric bus company called Ember. The nearest train station is in Fort William where you will be able to catch a local bus to Ballachulish.

There is a maximum of 2 people allowed in each room. If you wish to bring a child they will have to share a room with 1 adult.
Unfortunately it is not possible to predict the weather. There is a saying that in Scotland we can get 4 seasons in one day, which quite often proves to be the case! However there is an informative Faceboook page called Highland, Islands, Moray and Aberdeenshire Weather which is usually quite acurate.
Yes we are! We are just 1 mile from Glencoe Village which is just off the A82. You can can continue on this minor road, which is single track with passing places, for around 4 miles where it rejoins the A82. The glen opens up after this point into jaw dropping scenery.
We have free parking for one car per room. 4 spaces can be found directly opposite the house in the walled carpark outside of Quarry Cottages. The fifth space is at the side of the house by our cottage.
Sorry we don’t. However the CoOp, open from 7.00am to 10.00pm, have pre-made sandwiches, drinks, fruit etc. Or if you’d like to knock up your own we can lend you utensils to do this in the Breakfast Room and keep items in the fridge for you.
We have a minimum night stay of either 2 or 3 nights, depending on the room. This is due to the time taken to service each room and the price increases in electricity and oil. Each time guests check out we have 5 loads of washing and drying per room which consumes a lot of electricity and our energy!
We recommend that guests take out travel insurance, including those in the UK, in the event that they are unable to travel to their destination. Then if your cancellation falls within the period where the full payment is due you will not be out of pocket.

As of August 2026 there is a self service laundry with washers and dryer by the village hall.
We have 5 rooms, 2 double, 2 twin and 1 room that can be either a twin room or made into a superking sized bed.
Yes, all rooms have private facilities. 4 rooms have small ensite shower rooms and 1 room has a full bathroom with a bath with the shower over.

Fern Villa is situated right in the heart of the West Highlands, so regardless of how relaxed or high-octane you want your holiday to be, you will find it close by. We are classed as the West Coast of Scotland although we are about 30 miles from the open sea. Loch Leven is a sea loch, it joins Loch Linnhe, at the Ballachulish Bridge, which then flows into the sea near Oban.
